I run into this all the time. I have all of the proof WITH me based on TRUE facts, yet, folks see Zillow as gospel! In an area where new construction is surrounding a small enclave of older homes, the zestimate is artificially inflated. In an area where there is an eclectic mix, a riverfront sale can jack up the zestimate of the home across the street NOT on the river..... There are plenty more examples. Point is.... use Zillow as a TOOL, but rely on the PROFESSIONAL to give you the most accurate information!
